An expansive city centre Georgian home features four reception rooms and six double bedrooms, three en suite.

A graciously proportioned Georgian residence, measuring an impressive 400 square metres, on Leeson Street in Dublin 4 offers beautifully presented and light-filled living space at a drastically reduced asking price.

Number 52 Leeson Street Upper is a six-bedroom mid-terraced property set well back from the busy street. It features bright and spacious accommodation and a south-west facing landscaped town garden and is likely to suit buyers seeking a family home close to schools, colleges and the city centre.

This property has been on the market for more than a year and exemplifies the dramatic price adjustment in the market in that period. When selling agent Colliers Jackson-Stops auctioned the property last April it had an advised minimum value of €4.8 million. Now it has a price tag of €3.7 million through the same agent.

Built in 1832 and situated along a row of three-storey over-garden level Georgian brick terraces, the house has four reception rooms, a large kitchen/breakfast room and six double bedrooms, three of which are en suite.

Its period features include ornate plasterwork, sash windows, polished wide-plank floorboards and stunning marble fireplaces. The accommodation throughout is nicely presented and has been very well maintained, although some modernisation of the bathrooms, en suites and kitchens will most likely be carried out by the new owners.

A flight of granite steps leads up to the property’s bright yellow front door, which features a fanlight above and is flanked by white pillars. Inside, the entrance hallway sets the decorative tone for the rest of the living space. A wide space with high ceilings and ornate ceiling plasterwork, it has a warm cream colour scheme. An arch with detailed architrave leads to the inner hall where there is an original staircase.

Elegant interconnecting reception rooms lie to the right. These feature attractive stained wide-plank floorboards, as well as high ceilings with coving and centre roses, each with a chandelier. Matching marble fireplaces with slate insets and brass trims comprise the centrepiece of each well proportioned room.

Back upstairs, a decorative arch on the first floor return landing leads to the first of the six double bedrooms. This has a blue colour scheme, original floorboards and dual aspect sash windows with a view of a magnolia tree in the rear garden.

This room also has fitted wardrobes and an en suite with corner shower.

The master suite on the first floor proper is one of the greatest selling points of the house. Running the full width of the property, this high-ceilinged bedroom has two beautiful original shuttered sash windows to the front and yellow toned walls teamed with a royal blue coloured carpet. A centre rose and chandelier also feature here.

Original double panelled doors with a detailed architrave surround open into a bathroom/ dressing room where there is an unusual four-poster sunken bath with pergola-style columns.

Somewhat dated fitted wardrobes and vanity units feature on opposite walls with his and hers wash hand basins and bidets, and there is also attractive ceiling coving and a centre rose. A sash window overlooks the back garden.

This elaborate master suite was originally used as interconnecting reception rooms so the new owners may choose to either revamp it but retain it as a bathroom, or use it for extra living or sleeping space.

There are four further bedrooms on the next two levels. A bright landing on the second floor return features a large skylight and gives access to a small double bedroom with a yellow colour scheme and en suite similar to the first bedroom.
