Lavishly upgraded Glebe lodge back on the market, The Irish Times, 22 May 2008

On the market for the second time since 2006, Ardbraccan Lodge outside Navan, Co Meath is asking €2.85 million through joint agents Colliers Jackson-Stops and Charles Smyth of Navan.

The former glebe houses standing on just over four acres of gardens and paddocks is in a pleasant countryside setting 2.5 miles from Navan.

The 18th century two-storey over basement house overlooks the fields and woodlands of Ardbraccan House, the former palace of the Bishops of Meath.

It's approached through electronically controlled gates, with a gravel driveway sweeping up to the house.

The grounds include a courtyard with coach-houses and loose boxes requiring refurbishment. There is also a mews house which could be converted into additional living quarters for staff or guests.

The 418sqm (4,500sqft) houses has been lavishly upgraded in recent years and is now in walk-in condition with its period details preserved, and contemporary comforts added.

There is a large welcoming hallway opening into three interlinking reception rooms. The diningroom is to the front, while the drawingroom and livingroom at the rear have large windows overlooking the gardens.

The kitchen has been decorated in an opulent style, with marble-topped units and a big range-style cooker. Most activity centres around the livingroom where one of the three large windows has been replaced by French door to give access to the lawn at the back of the house. There is a full basement with a long basement running from front to back.

Off this is a large kitchen, and sittingroom. There is also a sauna, shower and good-sized changing room at this level.
