145-acre farm set to fuel active interest in Co Offaly, Irish Farmers Journal, 7 June 2008
Less than a mile out of Kinnity village brought me to Moneyguyneed House, Kinnity, Birr, Co Offaly, last week. Located at the foot of the Slieve Bloom mountains, this property is part of neighbouring Kinnity Castle estate and comes to the m arket with a 12-bedroom residence, a range of farm buildings, and c.145 acres of farmland.
Approached through 12 acres of woodland, the property is accessed from a tree-lined avenue that eventually culminates in front of the house. At first glance, the residence looks big, but it's really only until you enter the house, you realise just how deceivingly large it is inside.
Moneyguyneen Country House was refurbished some 15 years ago and is currently being run as a guest house, offering overflow accommodation to Kinnity Castle Hotel. The residence, which is a two-storey over basement, comprises two large reception rooms, a big kitchen situated in the basement containing industrial fittings, staff quarters, a total of 12 ensuite bedrooms and storage rooms. Given its size and layout, the residence dose offer the opportunity to continue a commercial business or indeed be developed into a leisure facility.
The house and yard, which are located in the centre of the property, are completely surrounded by the 145 acres. Operated as a drystock unit, the farm has been leased out to a beef and sheep farmer for the past number of years and is set out in good-sized fields that can be accessed from a central farm roadway.
Situated past the house, the farmyard comprises a number of loose-bedded cattle sheds, hay sheds and storage sheds.
For sale by private treaty, the property is being offered in one or four lots that include 28.8 acres, the house on 43 acres (guide excess €800,000); the yard on 27.4 acres, and 44 acres, respectively. A guide in the region of €2.8 million is quoted for the entire. Joint agents Sherry Fitzgerald Talbot, Nenagh, and Colliers Jackson-Stops, Dublin, are handling the sale.
