Seaside panoramas, rolling green vistas or sparkling cityscapes can do wonders for the prospective sale of a property. The heart of even the most cynical house hunter can be softened by a spectacular view.
And few scenes would match the stunning views of Dublin city and the surrounding countryside from Meegan Farmhouse on Verschoyle Hill, an elevated site just outside Saggart, Co Dublin. At night, a broad sea of lights twinkle like a scene straight from a Hollywood movie.
Views aside,
space is another premium asset here. Priced at €3.8m, the house is being sold with about 24 acres of land attached. While it is currently zoned agricultural, there may be rezoning opportunities for residential use when the market picks up.
The original house dates to the 19th century but has undergone significant refurbishment in the last two years.
It is now a very modern, secluded four-bedroom home with generous proportions extending to 250sq.m. (2,690sq.ft.)
The surrounding land means there's ample opportunity to extend but the comfortable dimensions mean only those with large families need consider the prospect.
Perhaps due to the secluded nature of the location, security is tight. Electronic gates guard the entrance and there's a five-camera security system as well as a monitored alarm. Just beyond the entrance, the interior hall sets the tone for the house. French doors open into a hallway which stretches for almost 40 feet, with a tiled floor, feature glass wall and a mounted Italian Riflessi mirror. The hallway is flooded with light from Velux windows which are a recurring feature throughout.
Off the hallway is the impressive kitchen. Alongside wonderful views, the kitchen has integrated top-of-the-range appliances, which include an AEG American-style fridge freezer and an oven and five-ring hob with Kuppersbusch extractor fan.
The handsome, Italian-designed floor and wall units are a subtle vanilla colour.
The space in this room easily accommodates a feature central island with a three-stool counter - ideal as a breakfast bar. And a 42-inch flat screen wall-mounted television contributes to making the kitchen the natural hub of the house.
Just off the kitchen is a fully tiled and plumbed utility room with a Hotpoint washing machine and Whirlpool dryer. There's also an office with hardwood floor across the hallway.
The drawing room is particularly attractive - hardwood floors are complemented by a tiled marble chimney from Hearth & Home. This very spacious room is also bright and airy due to patio doors and large windows.
There are four bedrooms in total, two of which are ensuite. The main bathroom is particularly luxurious and has a Jacuzzi bath with shower attached.
The sanitary ware is all designer made and there's a wall mounted Keuco mirror vanity unit aswell as a heated towel rail and an inset wall-mounted TV screen.
To the front of the house a large paved area in the garden forms a spot for outdoor entertaining.
And then, of course, there's those magnificent views...
