Colliers EMEA Logistics & Industrial Rents Map 2008 Mid-Year, 26 August 2008
As industrial markets around the world are beginning to feel the effects of the global slowdown new research shows that Dublin is the third most expensive place for warehouse space in the EMEA (Europe, Middle East and Africa) region. The EMEA Logistics & Industrial Rents Map Midyear 2008 produced by Colliers International reports monthly rents of €10.80 per sq m in Dublin, €11.40 in Oslo, with London Heathrow unsurprisingly ranked the most expensive at €15.30 per sq m.
“Despite the current downturn, prime rents remain steady but tenants are now beginning to seek more attractive terms. Rent free periods and break options are becoming more prevalent,” according to Paul Finucane, Colliers Jackson-Stops. “The credit crunch has taken its toll and there is a definite shift in the market towards renting as opposed to purchasing. Take-up estimates for 2008 are expected to fall short of 200,000 sq m as companies put expansion plans on hold in the short to medium term.”
